The percentage of new builds sold to bulk buyers [Video]

When it comes to the housing market just six out of every ten new builds were available to private buyers last year, with the rest going to bulk purchasers, writes Helen Bruce.

The problem was most acute in Dublin, where private buyers could only compete for four out of every ten new homes built.

New research by estate agent DNG has found that financial institutions, approved housing bodies, local authorities and charities bought up the rest.

As a result, it said the Property Price Register (PPR) had under-reported new homes sales by 30% in 2023.

It explained that the sale of multiple units in a development was registered on the PPR as just one transaction, rather than multiple.

The analysis found there were an additional 5,163 new home sales last year that were part of block sales.

There were 17,039 new units transacted in 2023, compared to the 11,876 sales reported on the PPR.
